A HUD Approved 203(k) Consultant is an integral part of a successful 203k loan transaction. The role of the consultant is vital to the timely completion and closure of a 203k loan application. A 203(k) Consultant is employed to prepare the cost estimate and the required Architectural Exhibits. The estimate and Architectural Exhibits detail the scope and cost of the renovation project. If the lender you are working with write lots of 203(k) loans, they are likely to have established relationships with consultants that have demonstrated the competency and skills needed to provide quality estimates.
After the project begins the consultant is typically the individual that returns to the jobsite to perform progress inspections. The consultant will be relied upon to verify that the repairs are actually performed, and should endeavor to assure that the repairs are made in a workmanlike manner. If a dispute arises, the consultant will typically be the first line of dispute resolution. The consultant will be responsible for submitting the draw request documents that authorize payment to the contractor. You should absolutely anticipate relying on your consultant for advice and guidance during the course of the project.
NOTE: The 203K Write Up Inspection is not to be considered as a "Home Inspection". The sole function of the 203K inspection is to determine mandatory repairs, estimated cost and or desired improvements by the mortgagee to obtain 203K financing.
