Because neither HUD nor FHA certifies, approves or endorses contractors for the FHA 203(k) loan program, there is no such thing as an FHA approved contractor for the FHA 203(k) loan. Instead, HUD/FHA allow the borrower to hire whomever they want and require the lender to determine which contractors are acceptable for 203k work by verifying their license, insurance, references, experience, educaton and understanding of the 203k.

There is no up front money to the Contractor. Be sure your Contractor has the ability to start the project without up front money.
